How long does a reserve study take?
A typical Level 1 full reserve study takes 4 to 6 weeks from the initial site visit to final report delivery. Level 2 updates with a site visit usually take 3 to 4 weeks, and Level 3 financial-only updates can be completed in 2 to 3 weeks. Timelines depend on the size and complexity of your community.
What information do I need to provide?

Does California law require a reserve study?
Yes. Under the Davis-Stirling Common Interest Development Act (California Civil Code Section 5550), every HOA with common-area maintenance obligations must conduct a reserve study at least every three years. Additionally, SB 326 requires visual inspections of elevated exterior elements (balconies, walkways, stairs) by January 1, 2025, with follow-up inspections every nine years. Non-compliance exposes boards to fiduciary liability and can result in deferred maintenance that leads to costly special assessments.
